A majority of HVAC problems a homeowner encounters stem from poor system maintenance.

1. Frozen Evaporator Coils

Evaporator coils are responsible for pulling the humidity out of the air and, well, evaporating it to the outside. However, two key parts of the process include proper airflow and refrigerant levels. If either of the two is out of balance, the water will freeze on the coil, causing it to ice over. Your system will struggle to run and, eventually, fail.

2. Filthy Condenser Coils

If you've ever experienced a spike in your summer energy bill or cooled air that's warmer than it should be, then chances are good a dirty coil is to blame. Your condenser coil is responsible for moving the heat extracted from the air in your home to the outside. However, as the coil accumulates dust and dirt, it operates less efficiently. If left for too long, the coil can erode and require complete replacement.

3. Compressor Wear and Tear

Your compressor is responsible for pumping refrigerant throughout your air conditioning system. If it wears out, you'll have a large and costly replacement on your hands. Avoid excessive use by leveraging a smart thermostat and ensuring you aren't cooling air when no one is home. And keep it running properly with routine check-ups and system maintenance.
